Location: Suffolk

Working Pattern: Hybrid

Hours: 35 - 40 hours per week

Contract: Permeant

Salary: £40,000

An excellent opportunity has arisen for an experienced Property Operations Manager to join a well-established and growing housing provider within a dynamic and evolving Property Services function.

This Property Manager plays a key part in overseeing the delivery of responsive repairs, planned maintenance, and contractor performance, ensuring high-quality housing services are provided to residents while maintaining compliance with regulatory standards.

The Property Manager will be responsible for leading operational service delivery, working closely with internal teams and external contractors to ensure effective, efficient, and customer-focused property services.

Property Manager - Key Responsibilities:

  • Lead the delivery of repairs, maintenance, and property services across the housing portfolio
  • Manage and monitor contractor performance, ensuring compliance with agreed SLAs and KPIs
  • Oversee planned and reactive maintenance programmes, ensuring works are completed to a high standard
  • Ensure adherence to housing regulations and standards, including regulatory and ombudsman requirements
  • Work collaboratively with internal stakeholders to align property services with wider organisational objectives
  • Manage budgets, forecasts, and ensure value for money across service delivery
  • Drive service improvements, focusing on customer satisfaction and performance outcomes
  • Lead, support, and develop staff where applicable, promoting a high-performance culture
  • Ensure effective use of systems and data to monitor, report, and improve service delivery
  • Act as a key point of contact for resolving escalations and complex service issues

Ideal Candidate Profile:

  • Proven experience in a Property Services / Repairs / Asset / Operations role within social housing
  • Strong understanding of contract management and operational delivery
  • Good knowledge of housing compliance and regulatory frameworks
  • Experience managing contractors and maintenance services
  • Strong organisational skills with the ability to manage competing priorities
  • Effective communicator with strong stakeholder engagement skills
  • Experience using housing systems / databases and producing reports
  • Demonstrable leadership ability, with experience supporting or managing teams
  • Proactive, solutions-focused, and able to work both independently and collaboratively
