Asset Manager

Role

Support senior members of asset management team in all aspects of the strategic management of a range of predominantly multi-let properties throughout the UK.

Working very closely with the in-house property management team to maintain and enhance income streams, mitigate costs and to ensure implementation of individual property business plans.

Initially working closely with senior team members, key tasks will include:

  • Leasing vacant property
  • Mitigating non recoverable costs
  • Retaining existing tenants within the portfolio at lease expiry where appropriate
  • Negotiating/leading lease renewal negotiations
  • Negotiating/leading rent review negotiations
  • Enhancing capital value of portfolio assets through lease restructuring, development of new buildings or extension of existing buildings and investigating the viability of a range of alternative uses on lease expiry and progressing the same
  • Undertaking refurbishment of existing properties where appropriate
  • Assisting in acquisition and disposal negotiations and undertaking appropriate due diligence
  • Working with the property management team to maximise value from the portfolio and dealing with general management matters on single let properties as appropriate
  • Maintain overview of service charge and rent collection in conjunction with property management team.
  • Develop and maintain close relations with tenants with a view to maximising tenant retention.
  • Proactively lead agency teams in letting campaigns and lease negotiations.
  • Work closely with lawyers to ensure transactions complete promptly.
  • Report on refurbishment strategies, obtaining estimates and instructing/monitoring contractors and consultants as appropriate.
  • Identifying and progressing development and other opportunities to create additional value.
  • Researching and reporting on rent review/lease renewal prospects and overseeing review/renewal process.
  • Maintenance of portfolio database/management report.

Individual

  • The candidate is likely to be c.5 years post qualified with hands on commercial experience, most likely, but not exclusively, with a leasing or investment background.
  • Personable, capable of working in a small team as a self-starter but also as an inclusive team member.
  • Practical and commercial with an understanding of what it takes to keep a building fully occupied.
  • Good motivator/communicator with internal colleagues/ external teams.
