GR Life Style is seeking a capable and detail-oriented Construction Manager to lead and support the refurbishment of commercial office buildings in Central London. Acting as the landlords representative, the Construction Manager will be responsible for overseeing site works, managing contractors and consultants, and coordinating closely with tenants to ensure minimal disruption and maximum project efficiency.
This role requires solid technical expertise, site coordination skills, and the ability to manage multiple stakeholders in a live commercial environment.
- Represent the landlords interests on construction and refurbishment projects across the London office portfolio.
- Supervise and coordinate all on-site construction activities, ensuring compliance with design, programme, budget, and safety standards.
- Liaise with tenants to manage expectations, schedule noisy or disruptive works, and maintain positive relationships throughout the construction period.
- Manage main contractors, subcontractors, and consultants on-site, ensuring timely and high-quality delivery of works.
- Oversee quality control, risk management, and health & safety compliance in line with UK regulations and company standards.
- Support procurement and tendering processes, including scope reviews and technical assessments.
- Attend site and project meetings, prepare reports, and keep internal teams updated on progress and issues.
- Monitor and enforce CDM, Building Control, and JCT contract requirements during the delivery phase.
Requirements- Education: Degree or diploma in Construction Management, Civil Engineering, Building Services, or a related field.
- Experience: Minimum 3 years experience in UK commercial construction or refurbishment projects, ideally in occupied office buildings.
- Technical Knowledge: Familiarity with JCT contracts, UK building regulations, CDM, and site logistics in Central London.
- Skills: Strong site coordination, leadership, and problem-solving capabilities. Excellent communication skills are essential.
- Languages: Fluent English required; Mandarin proficiency is an advantage.
- Certifications: CSCS card required; SMSTS or SSSTS preferred. Working towards MCIOB or equivalent is a plus.
