Main Purpose:
The Senior Estates Surveyor will be working within the Estates and Asset Management Team responsible to the Head of Estates & Asset Management. The Senior Estates Surveyor will primarily be responsible for the Organization’s investment property portfolio and ensure that revenue income is optimised, lease events and other related transactions are executed and completed on time and that opportunities to unlock value and generate growth are identified and exploited, ensuring the portfolio continues to meet the needs of the Organization’s investment strategy. The Senior Estates Surveyor will also be responsible for managing 3rd party professional property advisers including letting agents, property managing agents and other property consultants.
Key Responsibilities:

Undertake the day-to-day and strategic management of the Organization’s investment property portfolio across a mix of asset types

To keep abreast of commercial property market conditions and issues so as to be able to identify strengths, weaknesses, opportunities and threats across the portfolio and make dynamic and informed recommendations as required.

To produce and manage service charge budgets, reconciliations and closures completed within RICS requirements where required.

To build and maintain a positive and collaborative relationship with the Company’s external property advisors so as to ensure that they are fully informed and appraised of relevant events.

To actively manage the acquisition and disposal of property assets in accordance with Company procedure so as to ensure best value.

To ensure that non domestic rates mitigations measures are in place where required and to ensure that all related property expenditure is properly recorded and recovered where appropriate.
Qualification, Knowledge and Experience:

The professional and technical knowledge needed to carry out all aspects of the role including the acquisition, disposal and management of property detailed above.

An appreciation of the Council’s policy and approach to property management and the differing approaches and considerations required when dealing with different elements of the portfolio.

Full Membership of the Royal Institution of Chartered Surveyors (MRICS / FRICS)

Proven experience in dealing with the preparation and reconcilliation of service charge accounts in accordance with RICS best practice guidelines.

Proven experience in managing and mentoring staff.

Proven experience of working at a senior level in a multi-disciplinary environment dealing with estates management including the management, acquisition and disposal of commercial property assets.

IT proficiency required with experience in utilising Microsoft Office programmes such as Word, PowerPoint and Excel.

Experience in utilising Estates Management software for the storing of estates data and managing caseload required.
